ZoneNative is an early-stage planning tool. It helps you explore what might be buildable on a lot — feasibility reads, a design sketchpad, a 3D massing view, material and cost estimates, and a directory of licensed local businesses — and, if you ask, connects you with building professionals.

Nothing here is professional advice — not architectural, engineering, legal, financial, or land-use advice. Our zoning reading has not yet been certified against the city's published code, our cost figures are unverified planning bands, and we do not know what already stands on your lot. Only your jurisdiction decides what you may build. A licensed professional must confirm anything before you spend money on it.

Every estimate is a range with its assumptions stated. If a single number ever matters to you, that is exactly the moment to talk to a professional, not a website.

Businesses in the Trades directory come from the public Washington State contractor license registry. A listing is a fact about licensing — it is not an endorsement, a vetting, or a recommendation, and we are not a party to any agreement you make with a professional. When you ask to be connected, we record your email, ZIP, and request, and follow up by email to make the introduction. If you saved a design, it goes along; we may be paid a referral fee by professionals we connect you with.

Designs you create are yours. Working designs live in your browser; saved designs are stored with your session (and your account, if you sign in) so you can resume and share them. A share link shows a read-only snapshot to anyone who has it — share accordingly.

Don't abuse the service: no scraping at volume, no automated flooding of forms or the AI helper, no attempts to misrepresent our estimates as certifications. We rate-limit and may block abusive traffic.

The service is provided as-is, free of charge, at this early stage. To the extent the law allows, we are not liable for decisions made in reliance on planning estimates that the product itself tells you to verify. This clause will be formalized with counsel; its spirit will not change: verify before you build.
